I
creased Dues - You are contributing to increased dues if you fail to repair a plumbing leak IMMEDIATELY.  This can seem like something very minor; however, over a two month period of time our water/sewer bills on two buildings were approximately $1,500 above normal.  The problem occurs because the City's billing cycle runs about six weeks behind.  By the time we get the bill, and start investigating, the leak may have been going on for as much as six weeks.  The City will credit us for 50% of the excessive usage when it is an underground leak (and not easily detectable) but not for leaks that are simply negligence.
  
 
L
ooking for something new to do?- On the first and third Tuesdays of the month a group will meet at the clubhouse to play SKIP-BO, 1:00 to 3:00 p.m. This started October 7, 2003.  For information call Janet Walling, 437-2468
 
 
I
nspections- Board members devote large amounts of their time for the benefit of the HOA; however, they also travel, volunteer for other organizations, and have their own families and responsibilities.  Two or more often work together in making inspections, try to combine several at the same time, and must find a time when they are both free.  Please be considerate in your expectations.

oard Openings- Two terms will expire in January, 2004, and replacements will be elected at the 2004 Annual Meeting.  If you have expertise in a needed area, and lots of time and patience - and wish to consider being nominated - talk to one of the present board members.
 
 
F
ish Fry/Block Party- A large group of residents enjoyed delicious food, meeting and visiting with neighbors, entertainment by T. J. Manchester and her kids group, and a visit from our State Representative, Mary Easley and her husband.  Thanks goes to T.J. and Hal Manchester, Louise Reilly and Joe and Vera Franke, as well as the many ladies that brought terrific salads and desserts.

uilding numbers- In the near future all buildings will have new, visible, numbers on the ends of the buildings.  Giving your building number will help others locate your building.  This would be extremely helpful for emergency personnel.  Larry Partin made a few of the numbers and then Joe Franke volunteered to the many others.

ree Landfill Days- October 25 & 26, Quarry Landfill, on 46th St. No., approximately 1 1/2 miles east of 169.  Show a driver's license with an address within the city limits to be admitted to the landfill.  Hazardous wastes will not be accepted, i.e., paint, motor oil, antifreeze, batteries.  These can be taken to Household Pollutant Days at Expos Square, November 1 & 2.  This is a good opportunity to clean out garages so you vehicle can be protected this winter.

treets and Driveways- Our streets are not to be used for parking. The narrow widths do not allow safe passage when a vehicle is improperly parked in the street.  Contractors sometimes have to temporarily park along the street but even they can cause problems.  We must keep the streets and driveways unobstructed to prevent accidents and to allow emergency vehicles easy access.

alconies - Our balconies were constructed with a limited load capacity.  Do not overload them with too much weight from plants, hot tubs or other heavy items.  If they fail because of the weight - or become damaged from excessive moisture - the owner will be responsible for repair.  They also are not to be used as dog pens.

irewood Storage - Firewood should not be stored directly on the ground, in contact with the building or patio fence, or in the garage.  This is a fire hazard and an ideal home for termites.

udit - CPA Fred Kinkaid, has completed our audit.  If you wish to review a copy, contact the office.

 
 
W
ildlife & Stray Animals  - DO NOT leave food for pets or dump leftover food outside.  This attracts animals which are a nuisance (and may be dangerous), as well as being a health hazard.  Animal Control will only come to pick up a stray animal if we have it secured.

lubhouse door locked - For security purposes the clubhouse door will remain locked during office hours.  Owners should use mail slot to submit requests/complaints in writing, and to deposit their checks.  An intercom will possibly be installed so that the door can be unlocked for those that have a reason to enter.  Call Notes is installed on the phone.
 
 
S
idewalks - In most instances nothing can be done about water on sidewalks after a heavy rain.  We cannot correct design errors made by the original developer..
